Do you require a building permit?
Due to their being under 4 metres in height and under 30 metres squared internal space, the majority of our garden rooms are considered approved development. Nevertheless, if a cabin is over 2.5 m tall, you will need to leave enough distance between it and any nearby limits. During your free home site survey one of our professionals will be able to give you appropriate advice on this.
Is the cost of installing the building included?
Yes, all of our packages are included with complete construction. Our expert installation teams—all of whom are properly qualified and employed by Hutton Garden Rooms—handle this. Subcontractors are NOT used by us.
Do you provide the base work?
We do, indeed. "Structural Timber Base" is the name of the approach we have chosen. This involves using the post-and-beam technique, in which we bury concrete posts and span them with beams. Compared to a full concrete base, this is far more affordable (and environmentally preferable). This technique also lifts you just enough to prevent harm from groundwater and provides adequate ventilation under the cabin to prevent rotting or decay.

On our structural timber foundation, we provide a 5-year warranty in addition to a thorough 5-year structural warranty for the timber construction.
